Raj Nagar Extension in Ghaziabad is fast emerging as a budget locality in Delhi NCR, with thousands of families already moving in as the social infrastructure continues to improve.
Raj Nagar Extension, located on NH-58 in Ghaziabad, was developed some years ago to provide budget housing options. Today, the projects here provide all required facilities with social infrastructure too.
Raj Nagar Extension has around 9,000 families and nearly 15,000 ready-to-move-in flats. The next phase is traffic decongestion.
Out of planned 35,000 units, 7,000 flats have already been delivered in the area. With the Metro network coming up at Arthala, around two kilometres from RNE, the outlook for this area has changed. Many more new home buyers are turning up here. This place has now a bypass and many other connectivity options are in the pipeline.
Social infrastructure improving
The proposed Rapid Rail Transit System and high-speed train between New Delhi and Meerut will have stations at Mohan Nagar and Raj Nagar Extension.
An electricity sub-station of 33 KVA is going to be set up in Raj Nagar Extension for which land has been allotted. This will answer the concerns regarding frequent power cuts in the region. The Ghaziabad Development Authority (GDA) has also allocated Rs 10 crore for this development. Water drainage system is being laid alongside the roads. The GDA has also allotted around 30 acres for construction of an international cricket stadium in Raj Nagar Extension.

“In the last three years, Raj Nagar Extension has shifted its focus from being an affordable housing zone to premium lifestyle township offering everything — from residential apartments, schools, healthcare centres to shopping malls. This transformation has been noticed by investors and end users. It must be noted that the property value appreciation is comparatively highest here as compared to other regions ” says Gaurav Gupta, general secretary, CREDAI Raj Nagar Extension.
Initially, there were 18 developers but as the area gained popularity the number has increased to 35. The price for multi-storey apartments here range between Rs 2,700 and Rs 4,000.
Nitin Gupta, treasurer at CREDAI RNE and MD, Star Realcon, says, “This place has proved that with right intention, work can be done on time. We can proudly say that all developers in this area have lived up to the promises made to buyers. Just five years from its inception and the area has become livable, which is no mean feat. All of us worked together with common intention of providing good housing to the people, who are showing faith in our projects and in this area. We will keep up the tempo and keep delivering the homes of people’s dream”.
Authorities are also trying to reduce the traffic congestion on the road leading to RNE.
“To execute the proposed traffic decongestion plan for NH-58 and other roads in Ghaziabad, the Ghaziabad Development Authority is completing these works in association with CREDAI Raj Nagar Extension. The authorities have restructured the NH-58 stretch – from Meerut-crossing (near new bus stand) to ALT-cut and close down illegal shortcuts to allow free flow of traffic,” says Gupta.
