Faridabad-Noida-Ghaziabad Expressway or FNG Expressway is making new property destinations in the NCR.  This expressway will pass through Noida, Ghaziabad, Faridabad and Gurugram to boost connectivity between these prominent cities. FNG expressway is around 56 kilometer long stretch with 19-km stretch falls in Noida, 8 kilometers in Ghaziabad and the remaining 28 kilometers in Faridabad. Once this entire stretch is operational, it will alter the urban infrastructure of the region. This National Highway Project will not only accelerate the sale of land parcels in these areas, but also bring chance for mid-income class to buy budget houses in NCR. It is expected that this Eway  will be stretched up to Sohna Road Gurgaon that will further boost property market around Sohna Road.

Real estate developers are hoping big property market to emerge

Real estate developers of the NCR are very much optimistic about this locality, even prior to its completion.

According to Harmit Chawla, MD of real estate firm HCorp Realty Pvt. Ltd., “The national highway project is to benefit major chunk of people and will be an alternative route for commuters coming from from Meerut, Ghaziabad, Noida, Greater Noida, Gurugram and Hapur who wish to go to Faridabad and Agra. The expressway will cut travel time from two hours to 40 minutes and smoothen traffic pressure on the areas of NH-24, NH-58 and NH-2 that fall in the Delhi region. At present, people coming from Ghaziabad, Meerut and Hapur take these roads to reach Faridabad and Agra”.

Floor safety certification mandatory for under-construction buildings: GNIDA

The GNIDA will soon make it mandatory for developers to seek a floor-wise safety certification from IITs for under-construction buildings in Greater Noida and Extension.

The Greater Noida Industrial Development Authority will soon make it mandatory for developers to seek a floor-wise safety certification from IITs for under-construction buildings in Greater Noida and Noida Extension. The stricter construction norms are being introduced as a measure to ensure that buildings, especially highrises, can withstand earthquakes. According to GNIDA officials, the safety certifications will be based on the National Building Code of India and all builders will have to submit a report to the authority after the IIT clearance in order to continue construction.

The decision will affect over three lakh apartments in Noida Extension and Greater Noida that are in different stages of construction and completion. So far, the norm was for all builders to seek a structural safety clearance before starting construction and after completing the project to get completion certificates from GNIDA. Now, safety clearances will have to be taken for every floor.

The measures are being adopted in Noida Extension and Greater Noida as a number of high rises clutter the skyline here. The entire region falls under Seismic Zone 4, which makes it prone to earthquakes. The spate of quakes in last year that shook NCR has also put the lens on whether the quality of constructions here is enough to resist stronger earthquakes. The buyers’ associations have welcomed the news. Any initiative which is pro-safety and pro-buyer is welcome. However, such approval and clearances should have a direct impact. There is a need for supervision on the building process by the authority.

In response to the initiative, the builders’ association, Credai, said the move is welcome as long as it does not delay construction process. This seems a buyers’ friendly move from authority but we have to check that this should not hurt the proposed deadline of the projects. The industry is already going through phase of project delays and I wish this should not add the worry of developer’s body.

2% Hike In Stamp Duty By April-End

The stamp duty in Noida and Greater Noida will be increased to 7% from the current 5% by end of April, sources in UP stamp and registration department declared. While a notification for the same has already been issued by UP industries department, the stamp and registration department too will issue a notification within a week. There are over 30,000 registries pending mainly due to delay on the part of developers, who are yet to make payments to Noida Authority. Tenders Initiated For Underpass On Noida-Greater Noida E-Way

The proposed underpass will be constructed to connect sectors 44 and 126. This plan has been vetted by IIT-Delhi and will be constructed using the pushback technology.

In an attempt to provide smooth access to commuters travelling between Noida and Delhi and to improve connectivity for areas along the Noida-Greater Noida expressway, the Noida Authority has planned a new underpass. The proposed underpass will be constructed to connect sectors 44 and 126. Having been vetted by IIT-Delhi, the underpass will be constructed using pushback technology so that there is least disruption of traffic movement. Tenders for the project have been initiated on Wednesday and the contractor for the project will be finalized on April 26. The project is expected to reduce the distance to Delhi by about 7 kms. Currently commuters travelling from sectors 44, 45, 46, 47, 48, 49, 96, 97, 98, 99, etc need to take a detour and travel up to sector 105. Even though there is an underpass between sectors 97 and 127, since it is very narrow, only light motor vehicles and two-wheelers can use it. School buses and bigger vehicles cannot use the facility and have to take a longer route to travel to Delhi via Okhla barrage. The Uttar Pradesh cabinet has approved an increase in the floor area ratio (FAR) by 0.5 paving way for extra realty space along the Metro corridors in Greater Noida.

Paving the way for extra realty space along the Metro corridors in Greater Noida, the Uttar Pradesh cabinet has approved an increase in the floor area ratio (FAR) by 0.5. The new FAR will be applicable within a 1,000-metre radius of Metro corridors in Greater Noida. The approval for the amendment in Greater Noida‘s building regulation came through a cabinet meeting held by the state government recently. The Greater Noida Industrial Development Authority (GNIDA) had proposed to revise its building bylaws and enhance the FAR in February 2015. The Authority also sought objections to and suggestions on the modified plan from the local residents. Following this, the proposal was forwarded to the state government for approval. With the cabinet’s nod, the GNIDA now expects the notification to come through in the next 15 days. A gazette notification was issued in March 2015, which has already cleared a 0.5 increase in the permissible FAR within a 500-metre radius of existing and proposed Metro corridors in Noida. More >>
