A real estate investment is a tough decision. Traditionally, real estate has been seen as a safe bet for parking investments in immovable forms. However, given the tumultuous markets and changing business scenario, many investors are cautious about investing in this sector.

There are still a few options in real estate which give good returns on investments. Even in a slow real estate market, large housing projects in Noida-Greater Noida have proven to be a good opportunity of investment for home buyers, investors and sellers alike.

These projects are often spread over massive piece of land and constitutes of large volume of residential Projects and commercial units together, usually in gated communities. Such developments have many options in residential units, offering a choice for the residents. Alongside, there are plethora of entertainment facilities and associated infrastructures which includes roads, schools, and hospitals, clubs, banks, shopping complexes, civic amenities like drainage and sewage, power and water supply facilities. Prime objective behind the development of such projects is to ensure the high degree of self-sustainability within one living premise.

Investors usually compare standalone, pure residential units and those housed in large housing projects. The individual projects may be small and feasible from financial point of view but lack facilities or the fact that facilities are not properly defined within the complex.

In Noida-Greater Noida, the state government is promoting integrated township projects by giving relaxation in land acquisition and ease of development norms for such projects. This has encouraged the many developers to come forward in this segment of development and many such projects have been launched by the prominent builders of the area.

Developers such as Jaypee Greens, Ansal API, Supertech and Lotus Greens have already launched large housing projects that are in various stages of developments in Noida-Greater Noida area.

Jaypee Group is developing Jaypee Sports City. It is spread over 5,000 acres of prime land and is located along the Yamuna Expressway. This eco-friendly township project offers more open and lush green space to the residents.

The other large township is Gaur City in Greater Noida West. Alok Srivastava, area sales manager at Gaur City, says, “This integrated township will offer residents a lavish lifestyle in ultramodern apartments. The Gaur City is a sprawling township and will have all the facilities like shopping centres, office space, retail outlets, banks, schools and hospitals inside the single premises. The master plan of the Gaur City is planned by the renowned architecture of RSP Singapore.

Golf City is the new township in Sector 150 on the Noida-Greater Noida Expressway which is being developed by four real estate developers – Antriksh, Logix, Brys and Shubhkamna.

Spread over 200 acres, the project claims to be the NCR’s first integrated township with 9-hole golf course on 100 acres. Logix Neo World will be developed on 50 acres, while Antriksh Golf City will be over 25 acres and suppose to deliver 1,700 housing units.

Sports-Themed Projects New Buzz In Greater Noida-West

Most of these projects have been envisaged to provide all end-to-end facilities related to sports. The projects include Ajnara Sports City, Supertech Sports Village and Jaypee Sports City

Greater Noida and Yamuna Expressway have seen the advent of a number of property projects, some mid budget and some niche themed-developments. The striking ones among these are a bunch of sports-inspired property projects. While themed developments are a concept of the past, what makes these sports-focused projects interesting is that they are conceived as super-specialised projects in their category, aiming to provide all end-to-end requirements related to that particular theme.

Where are they located?
Mostly in Greater Noida West where there is abundance of space and scope for niche developments to happen.  Noida central too has one or two such developments.

Why are they in demand?

  1. Super-specialised: Most of these projects have been envisaged to provide all end-to-end facilities related to sports.  For example, Supertech and Ajnara have jointly launched Sports Village and boasts of Sania Mirza’s tennis academy, Shikhar Dhawan’s cricket academy and Pullela Gopichand’s badminton academy. Other than these, there are regular amenities that encourage sports like green areas, gyms, clubs and swimming pool.

Similarly, the project of Aarcity is spread on more than 30 acres surrounded by sports facilities. Another project by Dev Sai has three-side open plots facing a golf course. Jaypee Sports City is being developed with Formula1 and go-carting, ICC cricket stadium, golf courses alongside hockey and football stadiums.

  1. Price point is attractive: Historically, themed developments have always been a hit with the buyers but they usually come with added cost, snob factor and out of the way payments. However, these sports themed projects at Noida region are still available at considerable reasonable price.

Consider this. The price for multistory apartment at Jaypee Sports City ranges between Rs 3,117 and Rs 3,475 per sq ft, whereas the average rates prevailing in this area range between Rs 2,500 and Rs 3,200 per sq ft.

  1. Abundance of choice: Property options in these projects range from 1BHK, studio apartments, 2BHK, 3BHK and 4 BHK to serviced apartments and penthouses. The facilities are at par and amenities are good too.

Noida Sector 93: A good place to settle down

Sector 93 is one of the areas along the Noida Expressway that developed very early and is classified into two parts — A and B. Happy Keys takes a look at this sector and why it continues to remain popular.

“Though in terms of appreciation, Sector 93 has almost reached its peak, it is still popular mainly because it is one of the purely residential areas that is upmarket and quiet,” says Nishant Dubey of 24/7 Investment Solutions.

“Even when the sector was developing a little over a decade back, the projects that came up here were high-end society complexes by large established players. This followed by the fact that social infrastructure developed much further away has ensured the location has remained primarily residential. And this has resulted in attracting a lot of upper middle class and NRI and IT crowd who work in the MNC offices nearby.”

And it is factors like these that are attractive to the high-end buyer, who wants a good lifestyle.

The social infrastructure from Sector 93 is a good 8-10 km away while MNC offices are barely 1-2 km away. Thus while on the one hand daily commute of work is short, the locality does not face the weekend menace of parking like areas close to shopping centres,” says Narendra Dwivedi of Ojaswi Associates.

“This is a place that is popular with the crowd that wants to live in the area. Investment-wise, prices have almost hit a plateau,” he adds.

Despite this upmarket area perception, HappyKeys data shows that there are several offerings in the market here at moderate prices. Thus, property rates in the micro-market range between Rs 5,800 and Rs 10,000 per square feet depending on the exact location.

At an average, a 3 BHK in a high-end project with a super built up area of 2,200 square feet is priced at around Rs 2.5 crore. At the same time, you can also get a 2 BHK Flats for around Rs 55 lakh.

Why Noida’s Sectors 61, 62 & 50 are still hot

These three localities remain the most preferred places to buy and rent property in Noida as prices continue to rise up with increasing population density

According to Happy Keys research, these three sectors recorded a steady increase in property values and this trend continued through the last one year, when property transactions were going dull across the entire Delhi-NCR stretch. In none of these sectors prices have fallen in the last three years.

Industry players attribute several reasons for this.

“These areas are no doubt well-developed in terms of infrastructure and presence of a lot of green pockets. But those who bought property here in 2005 are booking profits to move to larger units coming up in Greater Noida. Because of this, these sectors have witnessed significant transactions, even in the dull period of 2014-15,” says Ankur Budhiraja of AB Corporations, a real estate agency.

Location advantages

All three of these sectors are located centrally within Noida and Delhi just 30-45 minutes away.

Noida City Centre, the nearest metro station, is a mere 4-5 km from these locations. Then you have at least a dozen primary, senior and higher secondary schools in and around these localities.

“Looking at the kind of infrastructure these sectors offer, it is a complete package for an end-user,” says Rakesh Mahajan, a Noida-based realtor.

Further when we tried to find out what really makes these sectors a complete package, we observed that these localities have a number of parks and religious places as well.
In short, there is something for everyone. People residing in these areas can relax in lush green parks or visit temples nearby or spend time in the clubs nearby.

“It is such a great experience for my parents to visit the Sai Temple, roughly 800 metres away from my house in Sector 61 or for me to go to the club near Sector 50, or simply sit at the parks in the proximity,” says Roopak Bhardwaj, who recently bought a 2BHK in a housing society recently.

The other advantage these sectors present to the buyer is the mix of residential and commercial property.

With the rapid expansion of Noida, these localities are considered central points – shopping malls in Sectors 18 and commercial areas in Sector 63 and Sectors 16A.

“These sectors are equipped with sound infrastructural amenities. Sector 50 has all the facilities for a good family living. Good schools, hospitals, retail shops, restaurants, open spaces, park – all are available at walking distance,” says Jyoti Singh, a consultant at Narayain Realtors.

What’s out there

Property priced between Rs 60 and Rs 80 lakh is seeing the highest demand in Sector 62.

“With a more conducive realty market, we expect property values to rise in Noida. A large number of high-quality commercial, residential and retail projects are still being developed in and around these sectors,” says Rakesh Diwan of Diwan & Son Real Estate Advisors, a property consultancy firm in Noida.

The average price of a 3BHK in Sector 62 is between Rs 85 lakh and Rs 1.4 crore for a 1,250-1,400 square feet property.

For a 2BHK property, the average values range between Rs 60 and 80 lakh for about 950-1,100 square feet space. Though a number of projects are relatively new (below five years), 70 per cent property in the area are old constructions.

Sector 50 offers multiple choices for home buyers who are looking for options to invest.

According to Happy Keys data, the average price of 1,000 square feet 2 BHK flat is Rs 85 lakh whereas a 100 square yard plot is priced around Rs 1.7 crore.


Planning to buy a house in Noida-Greater Noida? Now is the right time

The Noida and Greater Noida (West) region is one of fastest-growing areas in north India, driven primarily by infrastructural development. And affordability and growth potential are the key factors about this region.

Connectivity scenario

Greater Noida runs parallel to several Noida sectors and is well-connected to Noida City Centre by a 130 meter-wide six-lane road. It is also well-connected to NH-24 and Ghaziabad. Approved metro connectivity is the other point that continues to work in favour of these areas. The metro is expected to connect almost all parts of Greater Noida with Noida. Additionally, Greater Noida West is close to the upcoming FNG Expressway.

Current geography

Currently, Noida and Greater Noida’s property market, according to local industry experts, can be divided into three pockets:

  • Sectors 120, 119 and 74-78: One factor that always favoured these areas was connectivity. They are all located close to metro stations and hence the surroundings areas have several projects at various stages of construction. The property prices in this pocket are between Rs 4,000 and Rs 5,000 per square feet.
  • Noida Expressway: This is the next distinct pocket with property rates varying between Rs 5,500 and 7,500 per square feet. Connectivity-wise, the area has a six-lane expressway which ensures a smooth commute to Delhi. And this vital factor has witnessed the mushrooming of several high-end projects here.

Aimed more at the lifestyle-minded buyer, offerings here often include swanky club houses, pools and other high-end amenities.

  • The third pocket is Greater Noida (West): And it is this area that is fast gaining importance. The land under development here was mired in legal controversies. But a Supreme Court’s decision in favour of the UP government in May 2015 has given the area a much-needed fillip.

With properties priced between Rs 2,700 and Rs 3,700 per square feet, according to local players, the area has drawn the maximum number of new projects.

“What Noida and Greater Noida always had was seamless connectivity. But prospective buyers were hesitant primarily due to the petitions by farmers. This judgment did lay to rest all legal unrest, creating a positive sentiment and triggering a demand for houses,” says Vikrant Juneja, proprietor, Salvo Realtors, a real estate advisor in Noida for the past 10 years.

“The area is becoming popular with the middle class, especially first-time home buyers in the age segment of 28-34 years,” says Rahul Agarwal, a property consultant in the area.

Given the government’s plan to develop Greater Noida (West) as a self-sufficient region with a budget allocation already set in, industry watchers feel the area will become a great investment location in the coming years.

“We need to keep in mind that compared to areas like Gurgaon, prices here are attractive and the area provides good lifestyle amenities within driving distance,” says Juneja.

A cautionary approach

Given the potential the area has and the varied options available here, HappyKey recommends a prudent approach when it comes to buying.

“It is always good to have a reliable real estate consultant,” says SN Roy, a senior advocate who specialises in real estate transactions. “Granted you need to pay him/her a percentage as commission but it is still worth the expenditure as these professionals can line up a healthy list of options as per your requirements.
