The localities lying along the metro corridor have already registered steep rise in their capital values. Property rates and rental values are increasing due to its proximity to Indirapuram, Noida and Greater Noida.

Developed and upcoming infrastructure has clearly demarcated the old areas from new ones. In the last few years these localities have seen tremendous growth in terms of real estate. These localities are now greener, safer and more organised than other locations of NCR circuits.

Raj Nagar Extension, located on NH-58 in Ghaziabad, was developed some years ago to provide budget housing options. Today, the projects here provide all required facilities with social infrastructure too.

Raj Nagar Extension has around 9,000 families and nearly 15,000 ready-to-move-in flats. The next phase is traffic decongestion.

Out of planned 35,000 units, 7,000 flats have already been delivered in the area. With the Metro network coming up at Arthala, around two kilometres from RNE, the outlook for this area has changed. Many more new home buyers are turning up here. This place has now a bypass and many other connectivity options are in the pipeline.

Social infrastructure improving

The proposed Rapid Rail Transit System and high-speed train between New Delhi and Meerut will have stations at Mohan Nagar and Raj Nagar Extension.

An electricity sub-station of 33 KVA is going to be set up in Raj Nagar Extension for which land has been allotted. This will answer the concerns regarding frequent power cuts in the region. Attractive prices

Initially, there were 18 developers but as the area gained popularity the number has increased to 35. The price for multi-storey apartments here range between Rs 2,700 and Rs 4,000.

Authorities are also trying to reduce the traffic congestion on the road leading to RNE.

To execute the proposed traffic decongestion plan for NH-58 and other roads in Ghaziabad, the Ghaziabad Development Authority is completing these works in association with CREDAI Raj Nagar Extension. The authorities have restructured the NH-58 stretch – from Meerut-crossing (near new bus stand) to ALT-cut and close down illegal shortcuts to allow free flow of traffic,” says Gupta.
